FAQ
Frequently Asked Questions
How much does it cost to build or renovate a home on Phillip Island?
At McLaren Builders, the cost of building or renovating can vary depending on the size, complexity, materials, site conditions and level of finishes selected. Every project is different, which is why we take the time to understand your goals, budget and expectations before providing a detailed quote. We work closely with our clients to create practical solutions that align with both their vision and budget.
Why is it important to involve a builder early in the design process?
Involving a builder early means we become part of your pre construction team from the start, ensuring pricing and buildability are considered as your plans develop. This helps keep your design aligned with your budget, reducing costly changes later and creating a more efficient path to construction.
It also allows us to share ideas to help save on different areas of your budget, improve your design, and draw on industry experience and past projects to show what works well and what doesn’t.
What kind of clients does McLaren value working with?
We work with clients who value clear communication, attention to detail and a well-managed building experience from start to finish. During the initial consultation, we take the time to understand your goals, budget and expectations to ensure the project is aligned from the beginning.
How long does a build take?
Build timelines vary depending on the type and size of the project, weather conditions, permit approvals and material availability. Before construction begins, we provide an estimated timeline and keep you updated throughout the process. We got.
What’s included in the quote?
Our quotes clearly outline the scope of works included in your project. We believe in being transparent from the beginning so you understand exactly what is included and what may fall outside the quoted scope.
What’s not included in the quote?
At the time of meeting with McLaren Builders, we will provide details outlining what is included within the project scope. Any items to be supplied or organised by the client will be discussed during the meeting and clearly listed as exclusions within the quote.
How much do your new builds typically cost?
Most of our custom new home builds typically range between $1M and $2M, depending on the size, level of finish and overall scope of the project. We work closely with our clients to create homes that are tailored to their lifestyle, priorities and budget.
What can delay a building project?
Common causes of delays can include weather conditions, permit approvals, material lead times, site access issues and changes made during construction. We always do our best to minimise delays and communicate openly with clients throughout the project.
What should I have ready before contacting a builder?
You do not need to have everything finalised before reaching out. It helps to have a rough idea of your budget, inspiration, preferred timeline and the type of project you are considering. If you already have plans, engineering or permits prepared, we can review those too. If not, we can help guide you through the process.
Do you service outside of Phillip Island?
We proudly work across Phillip Island and San Remo. We do not travel further than San Remo. As a local builder, we understand the unique requirements of coastal building and local conditions.
Do I need plans before contacting a builder?
No. Many clients contact us in the early planning stages before plans are completed. We can help point you in the right direction and work alongside architects, draftspeople and consultants to help move your project forward.
Can you help with permits and approvals?
Yes. We can assist in guiding you through the permit and approval process and work with trusted professionals to help ensure all required documentation is in place before construction begins.
Can you work within our budget?
Absolutely. We understand every client has a different budget and we work closely with you to find practical building solutions that balance quality, functionality and cost. During the planning stage we can provide different options and finishes to help prioritise where you would like to invest your budget. For example, some clients may choose to invest more in their kitchen and entertaining areas, while selecting more cost-effective finishes in spaces such as the laundry or wardrobes.
What types of projects do you specialise in?
We specialise in residential construction including custom homes, renovations, extensions, and architectural builds. We take pride in delivering quality workmanship across every stage of the project.
Can we live in the home during renovations?
This depends on the size and complexity of the renovation. Some projects allow clients to remain living in the home, while others may require temporary relocation for safety and practicality. We discuss this with you during the planning stage so expectations are clear from the beginning.

Do coastal homes require different materials or construction methods?
Yes. Coastal environments can expose homes to salt air, strong winds and increased moisture, which means selecting the right materials and construction methods is extremely important. We consider durability, corrosion resistance and long term performance when building homes in coastal areas like Phillip Island.
What should I look for when choosing a builder?
Choosing a builder is about more than just price. It is important to look for clear communication, transparency, quality workmanship, experience, insurance and a builder who understands your goals. A good builder should make the process feel organised, collaborative and stress free from start to finish.
How are changes or variations handled during the build?
If changes are requested during construction, we will provide a variation for your approval outlining the additional costs and any impact on the timeline before proceeding. We believe clear communication is essential to keeping projects running smoothly.
Are you registered and insured?
Yes, we are fully registered and insured, giving our clients peace of mind throughout the construction process. We are a registered builder with the Master Builders Association of Victoria and are committed to delivering safe, compliant and high quality workmanship on every project.
